3 floor home , each floor approx 900-1000 sq foot. Provider Spectrum (only one I can get) Plan 300 Mbps
Equipment: Nighthawk R7000 (serves as spectrum modem/router) Eero 6 Mesh. Hub connected to R7000 on middle floor. One extender each in basement and 2nd floor.
Speed tests are around 200-250 consistently, sometimes 300-350 on slow hours. Some devices seem a bit slow/laggy at times though, bandwith issue?
Basically I’m wondering if I should be upgrading my nighthawk given the R7000 is like 8-10 years old . And if yes , than to want?
Further question is should I keep the eero 6 mesh network or just replace everything with one beefy modem/router? Or…replace just the nighthawk with a dedicated modem and use my current eero 6 as router/extender?
Purpose is mainly streaming and gaming. Don’t do much work at home. Have about 4 devices on 3rd floor , about 7 on main floor and 5 in basement floor.
Also have a couple outdoor stuff , and doorbell, all Blink set up.
Wondering if I should update my stuff solely based on age, maybe old tech?

Focus as well on running Ethernet cables to other floors so that you can hardwired connections to the satellite WiFi nodes for higher speeds.
